New data has revealed Kalgoorlie-Boulder is the second most affordable regional area in WA to buy a home.
Property marketplace Domain released its March quarter house price report on Thursday which named Kalgoorlie-Boulder as the State’s second most affordable regional local government area, with a median house price of $390,000.
East Pilbara had the lowest price point with a median house price of $325,500, while Esperance ($502,500) sat in eighth place.
In contrast, Fremantle, Busselton, and Augusta-Margaret River recorded some of the highest median house prices at $1.2 million, $900,000, and $895,000, respectively.
Domain’s report only included LGAs with a minimum of 50 house sales.
Domain’s chief of research and economics Nicola Powell said strong demand in Perth and the South West meant Kalgoorlie-Boulder’s housing market was relatively affordable.
“Kalgoorlie is one of the more affordable regional WA LGAs . . . but there are lots of other regional LGAs (across Australia) that sit lower in price point,” she said.
“It’s inland, so it doesn’t . . . have the resident pool of a coastal location.”
Kalgoorlie-Boulder recorded a 6.8 per cent price increase between the March 2024 and March 2025 quarters.
Other regional locations such as Northam (34.3 per cent), Greater Geraldton (32.6 per cent), and Collie (27.5 per cent) recorded strong price growth.
Dr Powell said the ebbs and flows of the mining industry affected the local housing market.
“When you’re looking at the economics of an area like Kalgoorlie, it is shaped by mining and resources,” she said.
“With the nature of an economy being tied to one single industry, that means there are obviously population and demand fluctuations as a result.
“It was only up by (6.8 per cent) while you’ve got many other regional WA LGAs seeing double-digit growth and because of that fact, (Kalgoorlie-Boulder) is on that more affordable end.”
